Man, that was all the words I could think of ending in the suffix ful. Thats not very good.
No, you do not have to pick up and move. This is the year 2007, my friend. Theres practically flying cars these days in case you havent noticed. We dont have to go ANYwhere if we dont want to.
You simply have to have a computer, a phone, and some brains. Two out of three is not good enough in this case. You have to have all three.
Its called virtual wholesaling...and were doin it.
If wholesaling is the smart-mans strategy in the real estate investing world (which it is), then virtual wholesaling is the smart smart-mans strategy within the wholesaling world.
You may not be ready for this yet, and thats ok. Im speaking to the elite handful of you out there that are. Part of the difficulty in teaching and coaching is making sure I cover all the ground from the basics to the advanced.
If youre going to do a mailer to people in your area where prices are drastically over-priced and buyers are scarce, couldnt you just as easily do a mailer to people in another state where prices are still reasonable and buyers abound?
If your plan is to market your properties online in your area (which you should if you have a deal), couldnt you just as easily market them online in another state?
Did you realize there are title companies right in your area that are licensed to close deals all over the country?
Heres your mini-action plan -
1. Get a list of absentee owners (landlords) from realquest.com. If you dont know how to do this, then simply call Realquest customer service and ask them.
2. Send them a letter expressing your desire to purchase their property at such and such an address.
3. Contract on whatever you can.
4. Market the properties on rehablist.com, craigslist.com, backpage.com, etc.
5. Cash checks and buy a bottle of Kristal to celebrate.
